Jharkhand Housing Board Flat Allotment Name Mismatch: Application, Allotment Letter and Lease
The Jharkhand State Housing Board allots flats and plots by lottery, as reported. The name you type in the online application becomes the name on the allotment letter, the payment record and, later, the lease deed. If that name differs from your Aadhaar, your bank account or your income tax return, the file can stop at verification, at refund, or at registration. We publish Gazette notices, and we say this first: a spelling slip in a housing board allotment needs no Gazette notice.
Five points, in the order you will need them. First, apply in your Aadhaar name, letter by letter, and use the same spelling on your bank account and income tax return. This is our advice. Second, the Board allots by lottery and asks for a deposit with the form, as reported, so a refund to a mismatched bank account can get stuck. Third, a slip in the allotment letter is corrected by the Board itself, in writing, with your ID; we could not find its written procedure, so ask its office. Fourth, fix the name before the lease deed is registered, not after. Fifth, a spelling slip does not need a Gazette. We publish Gazette notices, and we say this plainly.
How the Jharkhand State Housing Board Allots Flats and Plots
We read a news report on a Board lottery, a property portal's guide to the Board, and the Board's own application page. We could not open the Board's lottery portal, which failed on a security certificate, or the Housing Board Act, whose Government link was broken. So every scheme detail below is as reported, and each new scheme has its own rules. The name advice further down is ours.
| Point | What the sources show |
|---|---|
| Who allots | The Jharkhand State Housing Board, Harmu, Ranchi, as its own page shows |
| How flats are given | By lottery, in EWS, LIG, MIG and HIG groups, as reported |
| One recent scheme | Fully online, flats on a 90-year lease, as reported |
| Application fee in that scheme | Rs 1,000 EWS, Rs 2,000 LIG and MIG, Rs 3,000 HIG, plus 18% GST, as reported |
| Deposit | 10% of the fixed price with the application, as reported |
| Eligibility in that scheme | No property of the applicant or a dependant within 8 km, as reported |
| Papers asked for | Income tax return, self-declaration, birth certificate and residential certificate, as reported; a guide also lists Aadhaar, Voter ID and ration card |
| Name correction rule | Not found. Ask the Board's office in writing |
So the Board matches one name across several papers: the application, the ID, the income tax return, the bank account that pays the deposit and takes any refund, and later the lease deed. A slip in any one of them can hold the file. This is our reading.
Which Housing Board Flat Name Mismatch Case You Have
Name problems in a housing board allotment fall into a few kinds. This sorting is ours, based on the papers allottees send us.
| What does not match | What it usually is |
|---|---|
| Application differs from Aadhaar | A typing slip in the online form |
| Allotment letter differs from the application | A slip at the Board's end |
| Bank account name differs | The deposit or refund account spells you another way |
| Income tax return differs | PAN carries a short form or an older spelling |
| Father's or husband's name differs | The "son of" or "wife of" line was guessed |
| Allottee has died | Not a slip. The heirs must be recognised by the Board |
| A completely different name | A genuine change of name by the allottee |
How to Fix a Name in a Housing Board Allotment, Before the Lease
Each paper is corrected by the office that issued it. The Board corrects its own record; it does not correct your Aadhaar or bank. The table below is our practical advice.
| Situation | What we usually advise |
|---|---|
| Application slip, form still open | Correct it in the form, if the portal allows. Then print the receipt again |
| Allotment letter wrong | Written application to the Board, with Aadhaar and the application receipt. Keep the stamped copy |
| Bank account name differs | Ask the branch to correct it first. See bank records name change |
| PAN or income tax return differs | See PAN and Aadhaar mismatch |
| Name after marriage | Marriage certificate and affidavit. See affidavit after marriage |
| Allottee has died | Ask the Board what it needs from heirs. See succession certificate |
| Genuine change of name | A Gazette notice, then the Board's record and the lease carry both names |
Keep the application short: your name as printed, the correct name, the application or allotment number, the scheme name, and copies of Aadhaar and the receipt. Where two papers differ, add a one-and-the-same affidavit. Ask for a stamped receiving copy. The Board decides whether that is enough. This is our advice.
Lease Deed, Loan and Other Records After a Housing Board Allotment
The name on the allotment travels to every record of the flat. This list is our advice.
| Record | What to watch |
|---|---|
| Lease or sale deed | Same spelling as the allotment letter. See property documents |
| Home loan for the flat | The bank reads the allotment against your KYC. See home loan name mismatch |
| Holding tax | See municipal holding tax |
| Electricity connection | See electricity bill |
| Water connection | See water connection |
Does a Housing Board Flat Name Mismatch Need a Gazette Notice?
No, for a spelling slip, a short form or a name after marriage. Those are fixed by the Board, the bank, the ID office, or a marriage certificate and affidavit. A Gazette notice is for a genuine change of name, and even then the Board still corrects its own record.
| Situation | What usually applies |
|---|---|
| Application or allotment letter slip | Board correction. No Gazette |
| Bank account slip | Branch correction. No Gazette |
| Name after marriage | Marriage certificate. No Gazette |
| Aadhaar slip | Aadhaar update. No Gazette |
| Genuine change of name | A Central Gazette notice, then each paper |

Central Gazette Process for a Name From Jharkhand, and Where It Fits a Housing Board Flat
No district in Jharkhand has a gazette counter, so a genuine file goes from Ranchi, Jamshedpur, Dhanbad, Bokaro, Hazaribagh, Deoghar or anywhere else in the state to the Department of Publication, Civil Lines, Delhi 110054, and the notice publishes in Part IV of the Gazette of India. As reported in July 2025 the Finance Department stopped personal name change notifications from the Jharkhand Government Press with immediate effect, so there is no state alternative to fall back on.
The Eight Steps of a Name File Sent From Jharkhand
Settle the final name first
Letter by letter, with the spacing you want, and then use exactly that everywhere, Aadhaar included. A corrigendum after publication is a second fee and a second wait.
Pick the category, then its proforma
A genuine change of name is change of Name Adult or Major. A wrongly typed spelling is the public notice for a wrongly written name. Twelve categories exist and only one is yours.
Type the proforma in duplicate
Two originals with two witnesses giving signature, full name, address and mobile number on both copies. A change of name is signed in the old name; a public notice is signed in your own name.
Fill the employment field if it is a change of name
The adult proforma asks for the post of the applicant and the office or company name. A student or a homemaker should still complete it rather than leaving it blank, because a blank field brings the file back.
Publish and keep the original paper
One of the daily local leading newspapers, carrying both names in full, the father or husband name and the residential address. The whole original paper goes in the file, not a cutting.
Pay only through BharatKosh
The Non Tax Receipt Portal and nowhere else since October 2018. Select the Department of Publication by name, read the amount the portal shows on the day, pay in your own name and print the e-receipt.
Check every date, then post it yourself
Nothing in the file older than one year. Personally or by post or courier only, never through an agent or advocate. Photocopy everything first, because nothing sent in comes back.
Read the notice, then update in the right order
Check every word the day it publishes and download the e-Gazette copy. Then update Aadhaar and PAN, and then your bank account and residence papers, with the original Gazette notification.
The Five Papers in the File, and What Is Checked in Each
| The paper | What is checked in it, clause by clause |
|---|---|
| 1. The proforma, in duplicate | That it is the right category format; the existing full name exactly as your documents carry it; the new full name exactly as settled; the father or husband name; the full address with pin code; the post and office or company name where it is a change of name; the signature in the right name for the category; two witnesses complete with signature, full name, address and mobile number |
| 2. The affidavit or undertaking | The same names and address as the proforma, word for word, with wording matching the category. On Rs 100 non-judicial stamp paper as our safe default |
| 3. The original newspaper | The original paper, not a cutting; the paper name and date of publication visible; both names carried; the father or husband name and residential address; dated within the last year |
| 4. Photographs, identity proof and any category paper | Two self attested passport photographs; self attested identity and address proof matching the proforma address; both witnesses proofs; and, in a public notice file, the attested photocopy of the connected document carrying the error |
| 5. The CD, its certificate and the BharatKosh receipt | MS Word, without the witness portion, with the name typed in place of the signature; the certificate that the hard copy and the soft copy are the same; the forwarding letter to the Controller of Publication with a telephone number and email; the e-receipt |
The posting detail is on the sending the file to Delhi page, the change of name wording on the proforma format page and the public notice wording on the public notice proforma page, the charge by category on the fee and undertaking page, the reasons files come back on the rejection reasons page, and the download on the download page.
What a Housing Board Application and Its Name Fix Cost in Jharkhand

| Board fee for a name correction | Not found. Ask the Board |
| Affidavits | Stamp paper, Rs 100 each as our safe default, plus the notary's fee |
