Home Loan Name Mismatch in Jharkhand: KYC, PAN, Sale Deed and the Fix Before Sanction
Buyers in Ranchi, Jamshedpur, Dhanbad and Bokaro apply for a home loan and find the file held up because the name on the sale deed, PAN and Aadhaar do not agree. For the KYC side, the Reserve Bank's KYC FAQ says a changed name can be shown by "an OVD containing the earlier name along with a copy of the Gazette notification, or marriage certificate issued by the State Government". For the property side, a registered deed is changed only by another registered deed. So first find which paper is wrong. We publish Gazette notices, and we say this first: a spelling slip on a home loan file needs no Gazette notice.
Five points, in the order you will need them. First, put the sale deed, PAN, Aadhaar and bank KYC side by side and find the odd one out. Second, if PAN or Aadhaar is wrong, correct it before the loan file goes further. Third, if the deed has a spelling slip, a rectification deed signed by both parties is the clean fix. Fourth, if you changed your name after buying, the deed usually stays as it is, and the Gazette notice or marriage certificate links the two names. Fifth, if the lender asks for a one-and-the-same affidavit, give it; in our experience it often settles a small difference like initials. We publish Gazette notices, and we say plainly that a home loan spelling slip needs none.
What a Home Loan Lender Compares: KYC, PAN and the Property Deed
A home loan puts two kinds of paper in one file: who you are and what you own. Each has its own rule for a name.
| Paper | What the rule or source says |
|---|---|
| KYC, when the name has changed | "an OVD containing the earlier name along with a copy of the Gazette notification, or marriage certificate issued by the State Government", per RBI's KYC FAQ |
| Which documents are OVDs | Passport, driving licence, proof of possession of Aadhaar, voter ID, NREGA job card and the NPR letter, per RBI's KYC FAQ |
| A registered sale deed | Changed only by another registered document, a rectification deed. See our property registry page |
| PAN | Your tax identity; the lender usually checks it. See PAN card name change |
Which Home Loan Name Mismatch You Have
Home loan name problems usually fall into a few kinds. This sorting is ours.
| What does not match | What it usually is |
|---|---|
| Initials on the deed, full name on PAN | An old style of writing the name, not an error |
| Spelling slip in the deed | A typing error at registration |
| Spelling slip in PAN or Aadhaar | An identity record to correct first |
| Maiden name on the deed, married name on PAN | A change by marriage after purchase |
| Seller's name differs across the chain of deeds | A title question for the lender's lawyer |
| Co-borrower's name differs | The same checks, for each borrower |
How to Fix a Home Loan Name Mismatch Before Sanction
Fix the identity papers first, then deal with the deed. This table is our practical advice, built on the RBI KYC FAQ and the registration rule.
| Mismatch | What usually fixes it |
|---|---|
| Initials against a full name | A one-and-the-same affidavit, if the lender asks |
| PAN or Aadhaar spelling slip | Correct it first. See PAN and Aadhaar mismatch |
| Deed spelling slip | A rectification deed signed by both parties and registered |
| Married name after purchase | The deed stays; the marriage certificate links the names, per the RBI FAQ. See married women |
| Genuine new name after purchase | The deed stays; the Gazette notification links the names |
When the Sale Deed Name Is the Problem in a Home Loan
A Gazette notice or affidavit does not change what a registered deed says. Only a registered rectification deed does, and it needs the other party to sign. That is why the deed is the hardest paper to fix, and why it pays to check it before the loan.
| Situation | What usually applies |
|---|---|
| Buying now, draft deed has a slip | Correct the draft before registration. This is the cheapest moment |
| Registered deed has your name wrong | Rectification deed with the seller's signature |
| Seller will not sign or has died | See our property registry page |
| Land records show a different name | See mutation name mismatch and jamabandi and khatiyan |
Does a Home Loan Name Mismatch Need a Gazette Notice?
No, for a slip. A spelling slip in PAN or Aadhaar is corrected at the source. A slip in the deed is fixed by a rectification deed. A Gazette notice is for a genuine change of name.
| Situation | What usually applies |
|---|---|
| Initials against a full name | Affidavit, if asked. No Gazette |
| Deed spelling slip | Rectification deed. No Gazette |
| Married name | State marriage certificate, per RBI. Usually no Gazette |
| Genuine new name | A Central Gazette notice links the deed name to your new name |

Central Gazette Process for a Name From Jharkhand, and Where It Fits a Home Loan
No district in Jharkhand has a gazette counter, so a genuine file goes from Ranchi, Jamshedpur, Dhanbad, Bokaro, Hazaribagh, Deoghar or anywhere else in the state to the Department of Publication, Civil Lines, Delhi 110054, and the notice publishes in Part IV of the Gazette of India. As reported in July 2025 the Finance Department stopped personal name change notifications from the Jharkhand Government Press with immediate effect, so there is no state alternative to fall back on.
The Eight Steps of a Name File Sent From Jharkhand
Settle the final name first
Letter by letter, with the spacing you want, and then use exactly that everywhere, Aadhaar included. A corrigendum after publication is a second fee and a second wait.
Pick the category, then its proforma
A genuine change of name is change of Name Adult or Major. A wrongly typed spelling is the public notice for a wrongly written name. Twelve categories exist and only one is yours.
Type the proforma in duplicate
Two originals with two witnesses giving signature, full name, address and mobile number on both copies. A change of name is signed in the old name; a public notice is signed in your own name.
Fill the employment field if it is a change of name
The adult proforma asks for the post of the applicant and the office or company name. A student or a homemaker should still complete it rather than leaving it blank, because a blank field brings the file back.
Publish and keep the original paper
One of the daily local leading newspapers, carrying both names in full, the father or husband name and the residential address. The whole original paper goes in the file, not a cutting.
Pay only through BharatKosh
The Non Tax Receipt Portal and nowhere else since October 2018. Select the Department of Publication by name, read the amount the portal shows on the day, pay in your own name and print the e-receipt.
Check every date, then post it yourself
Nothing in the file older than one year. Personally or by post or courier only, never through an agent or advocate. Photocopy everything first, because nothing sent in comes back.
Read the notice, then update in the right order
Check every word the day it publishes and download the e-Gazette copy. Then update Aadhaar, then PAN, then the bank KYC, and give the Gazette copy to the lender.
The Five Papers in the File, and What Is Checked in Each
| The paper | What is checked in it, clause by clause |
|---|---|
| 1. The proforma, in duplicate | That it is the right category format; the existing full name exactly as your documents carry it; the new full name exactly as settled; the father or husband name; the full address with pin code; the post and office or company name where it is a change of name; the signature in the right name for the category; two witnesses complete with signature, full name, address and mobile number |
| 2. The affidavit or undertaking | The same names and address as the proforma, word for word, with wording matching the category. On Rs 100 non-judicial stamp paper as our safe default |
| 3. The original newspaper | The original paper, not a cutting; the paper name and date of publication visible; both names carried; the father or husband name and residential address; dated within the last year |
| 4. Photographs, identity proof and any category paper | Two self attested passport photographs; self attested identity and address proof matching the proforma address; both witnesses proofs; and, in a public notice file, the attested photocopy of the connected document carrying the error |
| 5. The CD, its certificate and the BharatKosh receipt | MS Word, without the witness portion, with the name typed in place of the signature; the certificate that the hard copy and the soft copy are the same; the forwarding letter to the Controller of Publication with a telephone number and email; the e-receipt |
The posting detail is on the sending the file to Delhi page, the change of name wording on the proforma format page and the public notice wording on the public notice proforma page, the charge by category on the fee and undertaking page, the reasons files come back on the rejection reasons page, and the download on the download page.
What Fixing a Home Loan Name Mismatch Costs
The cost depends on which paper is wrong. A PAN slip is cheap; a deed slip is the costliest. It is usually not a Gazette notice.
| Item | What we can and cannot tell you |
|---|---|
| PAN correction | The PAN agency's current fee. Check on the day you apply |
| Aadhaar correction | UIDAI's current charge. Check at the centre |
| Rectification deed | Stamp duty and registration fee. We print no figure; ask the registry office |
| One-and-the-same affidavit | Stamp paper, Rs 100 as our safe default, plus the notary's fee |
| Gazette notice | Only for a genuine new name. Paid on BharatKosh, revised each year and non-refundable |
| What we charge | Quoted on the call. For telling you which paper is wrong, nothing |
