A land record is a title document, not an identity document • Three different things are called a name correction here • Only one of them is one

Name Correction in Jamabandi and Khatiyan in Jharkhand

Every other record on this website answers the question who are you. A land record answers a different question: who owns this. That one difference changes everything, and it is why this page is the most cautious on the whole site. In Jharkhand, putting a different name on a holding is not a clerical act. Section 46 of the Chotanagpur Tenancy Act, 1908 provides that no transfer by a raiyat of his right in his holding, by sale, gift or any other contract or agreement, "shall be valid to any extent", and where the raiyat belongs to a Scheduled Tribe a transfer needs the previous sanction of the Deputy Commissioner and may be only to another member of the Scheduled Tribes. So before anything else, this page helps you work out which of three completely different things you are actually asking for.

46The CNT Act section that governs a transfer
20The SPT Act section that does the same
3Things people call a name correction here
1Of the three we will actually take on
Quick answer

Work out which of three things you mean, because only the first is a name correction. One, the spelling of your own name is wrong on an entry that is already yours. Hembrom written as Hembram, Oraon as Uraon, a Hindi name spelt one way on the record and another way on your Aadhaar. Nothing about ownership is in question and nobody else's rights are touched. That is a genuine correction of the record against your identity documents, and it is the one we handle. Two, the land is recorded in your father's or grandfather's name and you want your own name on it. That is not a correction at all. Nothing on the record is wrong. The record is correct and the owner has changed, which is a question of succession and mutation, not of spelling, and it is a different application to a different officer. Three, the land is somebody else's and a name change is being suggested as the way to move it. That is a transfer, and in Jharkhand it runs straight into the tenancy Acts. Section 46 of the Chotanagpur Tenancy Act, 1908 provides that no transfer by a raiyat of his right in his holding, by mortgage or lease exceeding five years, or by sale, gift or any other contract or agreement, "shall be valid to any extent", and a Scheduled Tribe raiyat may transfer only with the previous sanction of the Deputy Commissioner and only to another member of the Scheduled Tribes. Under section 20(1) of the Santal Parganas Tenancy Act, 1949, no such transfer is valid "unless the right to transfer has been recorded in the record of rights". We will not draft anything that dresses a transfer up as a spelling correction, and you should not want us to. For anything beyond the first category, what you need is an advocate, not a documentation desk, and this page says so plainly rather than selling you a file.

Three Things People Call a Name Correction in Jamabandi or Khatiyan

Name correction in jamabandi and khatiyan land records in Jharkhand
A land record answers who owns this, not who you are. That is the whole difference.

Almost every enquiry we get on this subject arrives using the same three words, and it turns out to be one of three very different problems. Sorting that out in the first five minutes saves families years.

The three situations described as a name correction in a Jharkhand land record and what each one really is
What you are actually facingWhat it really is, and who deals with it
1. Your own name is misspelt on an entry that is already recorded as yours. Hembrom as Hembram, Oraon as Uraon, a Hindi spelling against an English oneA genuine correction. The owner is not in question and nobody else's rights move. It is a documentation job, proved against your own identity papers. The tribal surname position is on our tribal surname spelling correction page, and the two spellings problem on our Hindi to English name spelling difference page
2. The land is in your father's or grandfather's name and you want yours on itNot a correction at all. Nothing on the record is wrong. The record is right and the owner has changed. That is succession and mutation, a different application before a different officer, and it turns on who the heirs are rather than on how a name is spelt
3. The land is somebody else's and a name change is being suggested as the way to move it into yoursA transfer. In Jharkhand this runs into section 46 of the CNT Act or section 20 of the SPT Act, set out in the next section. We will not draft it, whatever it is called, and anybody offering to is offering you something that can be undone
Your father's name is wrong on the entry, while your own is rightStill category one where ownership is not in question, but treat it carefully, because a parent's name on a land record is often how succession is traced. Our father name spelling mismatch page deals with the documents side
The record shows a completely different personNot a spelling matter and not a documentation matter. Something has gone wrong in substance, and that belongs with an advocate from the first day, not with a correction application
The name matches but the plot details do notA different kind of record problem altogether, and nothing this page can help with. Area, boundary and plot number questions are survey matters
The confusion that costs the most. Category two is presented to us as a name correction several times a month. A family says the khatiyan carries the grandfather's name and asks us to change the name to the grandson's. Nothing on that record is wrong. Asking for a correction where there is no error wastes months, and worse, it can look to an officer like an attempt to put a name on land without establishing how it came to you. Say plainly that the owner has changed, and take the succession route.
The five minute test, before you spend anything. Ask one question: is the person named on the record the person who owns it? If yes and only the spelling is wrong, you are in category one and this is a small job. If the person named is not the current owner, no spelling correction will help you, and you are looking at succession, mutation or a transfer. Nothing else on this page matters until you have answered that question.

The Tenancy Acts That Decide What Can Be Done to a Jharkhand Land Record

Read this section even if you are only fixing a spelling, because it explains why an Anchal office is careful with land names in a way that a bank or a school never is. These Acts exist to stop land being taken from the people recorded on it, and every officer applying them knows that a name is how land moves.

What the Chotanagpur Tenancy Act and the Santal Parganas Tenancy Act provide about transfer of a raiyat holding
The provisionWhat it says, and what it means for a name on the record
Section 46, Chotanagpur Tenancy Act, 1908, the general barThat "no transfer by a raiyat of his right in his holding or any portion thereof, by mortgage or lease for any period exceeding five years, or by sale, gift or any other contract or agreement, shall be valid to any extent". Read those last five words twice. Not merely irregular, not merely open to challenge. Not valid to any extent
Section 46, the narrow door for a Scheduled Tribe raiyatIt enables an occupancy raiyat belonging to the Scheduled Tribes to transfer his lands with the previous sanction of the Deputy Commissioner, and to another member of the Scheduled Tribes. Two conditions, both of them hard, and neither of them satisfied by writing a different name on a record
Section 20(1), Santal Parganas Tenancy Act, 1949That "no transfer by a raiyat of his right in his holding or any portion thereof, by sale, gift, mortgage, will, lease or any other contract or agreement, shall be valid unless the right to transfer has been recorded in the record of rights". So in the Santal Parganas districts the question is decided by what the record of rights itself says about the right to transfer
What this means for the word "correction"A correction fixes how an existing owner's name is written. It cannot move a right from one person to another. Where a name change would do that, these sections are what it has to satisfy, and a correction application is not the route
Delay has a legal price hereAs reported by a legal news service in March 2026, the Jharkhand High Court in Parimal Kumar Mahato v. State of Jharkhand held that section 46 does not apply to transfers made before its introduction in 1947, and that a restoration application filed after forty five years was barred. We cite that as a report of a judgment, not as a settled rule for your case, and the practical lesson is that sitting on a land problem is itself a decision
Why this page is written more carefully than any other on this site. These Acts are the reason a great deal of land in Jharkhand is still with the families recorded on it. The commonest way protected land has been taken, historically, is not by force. It is on paper, a little at a time, by getting a name onto a record. A documentation consultancy that treats a land transfer as a spelling job is part of that problem. We are not going to be. If your case is a spelling, we will fix the spelling. If it is a transfer, we will tell you what it is and send you to an advocate.
If you are the person recorded and somebody is pressing you to sign something. Do not sign it. Take the papers to an advocate of your own choosing, not one introduced by the other side, and take somebody from your family with you. A transfer that needs the previous sanction of the Deputy Commissioner has not been sanctioned because somebody says it will be later. And a paper that is not valid to any extent can still cost you years to undo, as the forty five year case above shows.
What we are not telling you, on purpose. We are not printing which officer decides a mutation in Jharkhand, which form it is made on, what it costs or how long it takes. We could not verify any of that from a Government source, and land is not a subject to guess on. The two Acts above we did verify and have quoted. Everything about the counter procedure should come from the Anchal office itself, in writing, or from your advocate.

Khatiyan, Jamabandi and Register-II: What Each Paper Actually Is

People use these words as if they mean the same thing, and then ask for a correction in the wrong one. Here is how we explain it to families, in plain words.

The land papers people bring to us and what each one is
The paperWhat it is, in practice
Khatiyan, the record of rightsThe record of rights prepared at a survey and settlement. It is a historical document, made at a particular time, describing who held what then. Because it was prepared at a survey, it is not a page that somebody at a counter simply retypes on request
Jamabandi, in ordinary speechHow most families in Jharkhand refer to the current holding record for a khata, the living page as against the old survey record. When somebody says their jamabandi has the wrong name, they usually mean the current entry
Register-II, or Panji-IIThe register commonly asked for at an Anchal office and viewed on the State land records portal. In our experience this is the record people are actually shown when they ask to see their land online
Rent receipt, or malguzari receiptEvidence of rent paid against a holding. Families often treat it as proof of ownership. It is a receipt, and it is useful supporting paper, but a receipt is not the record of rights
Registered deedThe document by which land was transferred, registered at the registry office. A deed and a record entry are two different things, and one does not automatically update the other. Our name change in property documents page deals with the deed side
Bhu Naksha, the mapThe plot map. Nothing to do with names. If your problem is boundaries or area, no name correction touches it
An honest label on the section you have just read. The table above is how we describe these papers from handling family files, not a quotation from a statute or a Government manual. We could not verify a Government statement of the split between these registers, or of who may correct which, from a source we were willing to print. So take it as a working guide for sorting your papers, and let the Anchal office tell you what it holds and what it can alter.
Bring all of them, not the one you think matters. When a family sends us one paper, we almost always ask for the others. The old khatiyan, the current entry or Register-II, any rent receipts, any deed, and the identity documents of the person named. The answer to which of the three categories you are in usually appears the moment those are laid side by side, and not before.

What We Will Not Do on a Jharkhand Land Record, and Why We Say So Here

No other page on this website has a section like this. Land needs one, because the requests we refuse on this subject are requests somebody else will happily accept.

1

Dress a transfer up as a spelling correction

Putting a buyer's name on a holding by calling it a clerical error. This is the request we refuse most often, and section 46 is why. A transfer that is not valid to any extent is not made valid by the form it was filed on.

2

Draft a correction where there is no error

Where the record correctly names your father or grandfather, nothing is wrong with it. We will not apply to correct a record that is right. We will tell you it is a succession question.

3

Advise on tribal land transferability

Whether a particular holding can be transferred at all, to whom, and with what sanction, is a question of law about your specific land. That is an advocate's opinion, and we will not offer one.

4

Work for the other side of a family dispute

Where two branches of a family both claim a holding, this is not documentation. We step back and say so, rather than drafting for whoever called first.

5

Print a procedure we cannot verify

We do not publish which officer, which form, what charge or how many days for a Jharkhand mutation, because we could not verify it from a Government source. Other pages on this subject do print it. Check theirs against the office.

6

Promise an outcome on a land record

On a school certificate we can usually tell you what will happen. On land we cannot, and anybody who does is guessing with your money. We will tell you what your papers show and what the honest options are.

If somebody has offered to get a name changed on land for a fee, ask them one question. Ask which section allows it, and if it is protected land, ask to see the previous sanction of the Deputy Commissioner. Not a promise that it will come. The sanction. If the answer is that they know someone at the office, you are being sold a paper that a court can set aside, and you will be the one holding it.
What we will do, gladly, and it is a real job. If you are the person recorded and your surname is spelt Hembram where your documents say Hembrom, or Uraon where they say Oraon, or the record carries a Hindi form of your name while every other paper carries the English one, we will read the record, settle which form of your name should stand everywhere, tell you which of your own documents need fixing first, and draft the application. That is a genuine correction and it is the reason this page exists.

How to Get a Spelling Corrected in a Jharkhand Land Record, Step by Step

These steps are for category one only, where the person named is the owner and only the spelling is wrong. For the other two categories, step one is an advocate.

1

Confirm you are in category one

The person named on the record is the person who owns it, and the only problem is how the name is written. Write that sentence down. If you cannot, stop here.

2

Get the current record, not just the old one

Ask the Anchal office for the current entry for your khata, and take the old khatiyan as well. You need to know what each one says before you ask for anything.

3

Settle the form of your name everywhere else first

Land is the last record to correct, not the first. If your Aadhaar and your caste certificate disagree with each other, fix that before going anywhere near the land record.

4

Decide the one true spelling of the surname

For a tribal surname this is the whole job. Hembrom or Hembram, Oraon or Uraon, Tirkey or Tirki, Kujur or Minz. Pick one, and use exactly that on every paper from now on.

5

Ask the Anchal office what it needs, in writing

Its own requirement, not a list from a website. We print no form number, charge or timeline here because we could not verify one, so the office's written answer is your list.

6

Quote the entry exactly as it stands

The khata number, the plot numbers, the name letter by letter as recorded, and the name as it should read. An application that paraphrases the wrong entry is useless at a counter comparing it against the register.

7

Attach your own identity documents

This is the whole case. A correction is proved by showing that the person recorded and the person in your documents are one person, with one settled spelling.

8

Hand in two copies and keep one stamped

With the office received stamp on your copy. On land records, more than anywhere else, keep every acknowledgement. Years later it is the only proof the application happened.

9

Read the corrected entry when it comes

Letter by letter, and check the khata and plot numbers did not move while the name was being fixed. Then keep a copy with your deed and your receipts.

10

Take an advocate the moment it stops being a spelling

If the office raises ownership, succession or transferability, that is your signal. It is no longer documentation and we will say so ourselves rather than keep your file open.

Step 3 is the one that gets skipped, and land is the worst place to skip it. Correcting a land record to a spelling that your own documents do not carry gives you a fresh mismatch on the most valuable thing you own. Settle your identity papers, then the land record. Never the other way round, and never both at once in different directions.

Where a whole family carries the same surname spelling across many papers, our one public notice for several certificates page explains how that is handled together, and where the mismatch is holding up a Government verification, see name mismatch at document verification.

Central Gazette Process for a Name From Jharkhand, and Where It Fits a Land Record

Read this before the rest of this section. A gazette notification does not change a land record, and it does not move an inch of land. A gazette is a published notice about a person's name. A land record is altered by the revenue authorities under the tenancy Acts. This process matters to you in one situation only: where you are genuinely changing your own name, and the land record is one of the records that follows afterwards. It is printed in full so you can see what a real file involves, and so you recognise at once when a gazette is being quoted to you as a way to get a name onto land. If anybody tells you a gazette will do that, they are describing something the law does not provide.

No district in Jharkhand has a gazette counter, so a genuine file goes from Ranchi, Jamshedpur, Dhanbad, Bokaro, Hazaribagh, Deoghar or anywhere else in the state to the Department of Publication, Civil Lines, Delhi 110054, and the notice publishes in Part IV of the Gazette of India. As reported in July 2025 the Finance Department stopped personal name change notifications from the Jharkhand Government Press with immediate effect, so there is no state alternative to fall back on.

The Eight Steps of a Name File Sent From Jharkhand

1

Settle the final name first

Letter by letter, with the spacing you want, and then use exactly that everywhere, Aadhaar included. A corrigendum after publication is a second fee and a second wait.

2

Pick the category, then its proforma

A genuine change of name is change of Name Adult or Major. A wrongly typed spelling is the public notice for a wrongly written name. Twelve categories exist and only one is yours.

3

Type the proforma in duplicate

Two originals with two witnesses giving signature, full name, address and mobile number on both copies. A change of name is signed in the old name; a public notice is signed in your own name.

4

Fill the employment field if it is a change of name

The adult proforma asks for the post of the applicant and the office or company name, a field the public notice form does not have. Salaried applicants leave it blank and the file comes back.

5

Publish and keep the original paper

One of the daily local leading newspapers, carrying both names in full, the father or husband name and the residential address. The whole original paper goes in the file, not a cutting.

6

Pay only through BharatKosh

The Non Tax Receipt Portal and nowhere else since October 2018. Select the Department of Publication by name, read the amount the portal shows on the day, pay in your own name and print the e-receipt.

7

Check every date, then post it yourself

Nothing in the file older than one year. Personally or by post or courier only, never through an agent or advocate. Photocopy everything first, because nothing sent in comes back.

8

Read the notice, then update in the right order

Check every word the day it publishes, download the e-Gazette copy of that Part IV issue, and then work through Aadhaar and the caste certificate first, and the land record last of all.

The Five Papers in the File, and What Is Checked in Each

The five papers of a Central Gazette name file from Jharkhand and what the Department checks in each
The paperWhat is checked in it, clause by clause
1. The proforma, in duplicateThat it is the right category format; the existing full name exactly as your documents carry it; the new full name exactly as settled; the father or husband name; the full address with pin code; the post and office or company name where it is a change of name; the signature in the right name for the category; two witnesses complete with signature, full name, address and mobile number
2. The affidavit or undertakingThe same names and address as the proforma, word for word, with wording matching the category. On Rs 100 non-judicial stamp paper as our safe default
3. The original newspaperThe original paper, not a cutting; the paper name and date of publication visible; both names carried; the father or husband name and residential address; dated within the last year
4. Photographs, identity proof and any category paperTwo self attested passport photographs; self attested identity and address proof matching the proforma address; both witnesses proofs; and, in a public notice file, the attested photocopy of the connected document carrying the error
5. The CD, its certificate and the BharatKosh receiptMS Word, without the witness portion, with the name typed in place of the signature; the certificate that the hard copy and the soft copy are the same; the forwarding letter to the Controller of Publication with a telephone number and email; the e-receipt
The proforma is where files are lost, and there are twelve to choose from. A wrongly typed spelling filed on the change of name form declares henceforth be known as, claiming a change you never made. The Government charge already paid is not refunded, because BharatKosh payments are non-refundable. You then have six months to make good a shortcoming the Department points out, after which a fresh application with all new documents is required.
What to select on BharatKosh, field by field. Pay to the Department of Publication under the Ministry of Housing and Urban Affairs, and pick the Ministry, the Pay and Accounts Office and the Drawing and Disbursing Officer by their names in the dropdown, never by a code copied off a website. The codes printed for this office on different websites do not agree with each other, and money paid into the wrong head cannot be traced to your file. Read the amount on the portal on the day you pay, because it is revised each financial year.
The one thing a gazette will never do, and it is worth saying twice on this page. A published notice is evidence that a person is known by a name. It is not a title document, it does not create a right in land, and it does not satisfy section 46 of the CNT Act or section 20 of the SPT Act. If a gazette file is being sold to you as a way of getting a name onto a holding, the answer is no, and the money is gone either way.

The posting detail is on the sending the file to Delhi page, the change of name wording on the proforma format page and the public notice wording on the public notice proforma page, the charge by category on the fee and undertaking page, the reasons files come back on the rejection reasons page, and the download on the download page.

What a Jamabandi and Khatiyan Name Correction Costs in Jharkhand

Cost and time for a name correction in a Jharkhand land record
ItemCostTime
Working out which of the three categories you are inNothing, and it is the most valuable step on the page. Send us the papers and we will tell you, including when the answer is that you need an advocate rather than usOur first reply
Getting copies of the record from the Anchal officeThe office's own charge. We do not print it, because we could not verify a current figure from a Government source, and land is not a subject to estimate onSet by the office. We print no timeline we have not verified
The correction application itselfAgain the office's own charge, if any. We print no form number and no fee. Other pages on this keyword do print both. Check theirs against the office before you rely on eitherSet by the office
Correcting your identity documents first, which is usually the real workAadhaar charges a fee per attempt with no refund and limits how often a name may be updated. A caste certificate has its own route and its own charge. Decide the final spelling before you startSet by each office
An advocate, for categories two and threeWhatever they charge, and it is money well spent. This is the one page on this site where we tell you to spend on a lawyer rather than on us. Succession, mutation and transferability are legal questions about your landSet by the matter
Affidavit, where the office asks for oneRs 100 non-judicial stamp paper and the notary charge. Two originals, because the office keeps one. Do not buy it before somebody asksThe same day
Government printing charge, only in a genuine change of your own nameThe guidelines print Rs 1,100 for an adult change of name and Rs 1,400 for a public notice, for FY 2016 to 2017, each with the caveat that the charge varies each financial year and from case to case. What BharatKosh shows on the payment screen the day you pay is the figure that countsPart IV publishes weekly, so allow several weeks from posting
Our chargeQuoted on your papers before you pay anything, and confirmed in writing. We print no service price on any page of this site, and on this subject we will sometimes tell you there is no work for us to do
Do not trust a figure printed on any website, including this one, on the day you pay. The Department's own guidelines say the printing charge varies each financial year and from case to case, so the figures above are what the published guidelines show for 2016 to 2017 and are given so you know the order of the amount, not the amount. What BharatKosh shows when you reach the payment screen is the one that counts. Read it there and pay that.
The cheapest outcome on this page is being told there is nothing to do. A good share of the land enquiries we receive end with us saying the record is correct, the owner has simply changed, and no correction is needed or possible. That answer costs nothing and it saves a family from paying somebody to apply for a correction that cannot be granted. The line items across all records are on our name change cost page.

Myths About Name Correction in Jharkhand Land Records

Common beliefs about correcting a name in a Jharkhand land record and what is actually correct
What people are toldWhat is actually so
A gazette notification will put your name on the landIt will not, and this is the most expensive myth on the page. A gazette is a published notice about a person's name. It is not a title document and it does not satisfy section 46 of the CNT Act or section 20 of the SPT Act
The land is in grandfather's name, so the name needs correctingNothing on that record is wrong. The record is right and the owner has changed, which is succession and mutation, not spelling. Applying to correct a correct record wastes months and looks bad on the file
A registered deed automatically changes the recordDo not assume it. A deed and a record entry are two different papers, and on protected land a deed still has to answer to the tenancy Acts. Check what the record actually says today rather than what you expect it to say
Tribal land can be transferred if the paperwork is done properlySection 46 says no transfer by a raiyat, by sale, gift or any other contract or agreement, "shall be valid to any extent". Where the raiyat is a Scheduled Tribe member, a transfer needs the previous sanction of the Deputy Commissioner and may be only to another member of the Scheduled Tribes. Paperwork is not a way round that
Rent receipts prove the land is yoursA receipt proves rent was paid. It is useful supporting paper and it is not the record of rights. Families have relied on a bundle of receipts for decades and then found the record says something else
Nothing can be done about an old khatiyan, so a correction is pointlessNot so, where you are the person recorded and only the spelling is wrong. That is a genuine correction and it is worth doing, because a surname spelt two ways across your land record and your caste certificate is a problem waiting for the worst moment
Hembram and Hembrom are just two ways of writing it, so it does not matterOn most records it matters little. On land it matters, because a name is how a right is traced. Settle one spelling, on our Hembrom or Hembram page, and carry it everywhere
Fix the land record first, since that is the important oneBackwards. Land is the last record to correct. Settle your Aadhaar and your caste certificate first, because the land correction is proved against them
Somebody at the Anchal office can sort it out informallyOn land, an informal fix is the beginning of a much longer problem. As a reported 2026 Jharkhand High Court matter shows, a restoration application brought forty five years later was held barred, which cuts both ways: irregular papers are hard to undo, and so is delay
A documentation consultancy can handle the whole land matterWe cannot, and we say so. A spelling we handle. Succession, mutation and transferability belong with an advocate. Anybody in our trade claiming otherwise is selling beyond their competence on the most valuable thing you own
The question that ends a wrong quotation. Ask whoever is quoting you: which section lets a name be put on this holding, and where is the sanction? If the answer is a gazette, they are wrong. If the answer is that it will be managed at the office, walk away. On land, the only good paper is the paper that would survive being read by a court twenty years from now.

Key Terms in a Jharkhand Land Record Name Correction

Key terms used when correcting a name in a Jharkhand jamabandi or khatiyan
TermWhat it means in practice
KhatiyanThe record of rights prepared at a survey and settlement. A historical document describing who held what at that time, not a page retyped on request
Record of rightsThe formal record of who holds land and on what terms. Under section 20(1) of the SPT Act it is the record of rights that decides whether a right to transfer exists at all
JamabandiHow families in Jharkhand usually refer to the current holding record for a khata, as against the old survey record
Register-II, or Panji-IIThe register commonly asked for at an Anchal office and viewed on the State land records portal. In our experience the page people are shown when they look up their land
Khata and khesraThe holding number and the plot number. Quote both in the first line of any application, because a name means nothing to the office without them
RaiyatThe word the tenancy Acts use for the holder of the land. The person whose rights sections 46 and 20 protect
Anchal officeThe circle office dealing with land matters locally. Where the record is held and where an application is handed in
Mutation, or dakhil kharijRecording a change of holder, for example after a succession or a sale. Not a name correction, and the confusion between the two is what this page exists to clear up
Section 46, CNT ActThe bar on transfer by a raiyat, and the narrow permission for a Scheduled Tribe raiyat to transfer with the previous sanction of the Deputy Commissioner to another member of the Scheduled Tribes
Section 20, SPT ActThe Santal Parganas provision under which no transfer is valid unless the right to transfer is recorded in the record of rights
Previous sanctionPermission obtained before the transfer, not afterwards and not promised. A transfer made without it is not cured by the promise of it
Received stampThe office acknowledgement on your own copy. On land records, keep every one of these permanently

Land Record Name Correction Help Across Jharkhand

The Anchal office is local to the land, and which tenancy Act applies depends on where the land is, since the Santal Parganas districts sit under a different Act from the Chotanagpur area. Reading the record, telling you which of the three categories you are in, settling which spelling of your surname should stand across all your papers, and drafting a genuine correction application is done on your scans over WhatsApp, for every district. Where the answer is that you need an advocate, we say so in the first reply.

Send the record and we will tell you which of the three it is

Send the current land record for the khata, the old khatiyan if you have it, any rent receipts, any registered deed, and the identity documents of the person named, including the caste certificate where there is one. Tell us the district, because the Santal Parganas districts sit under a different Act. Our first reply tells you which of the three categories you are in, whether anything on your record is actually wrong, which of your own documents must be settled before the land record is touched, and which spelling of your surname should stand everywhere. If the honest answer is that you need an advocate and not us, that is what the first reply will say, and there will be no charge for it. Details on the contact page.

Jamabandi and Khatiyan Name Correction: Frequently Asked Questions

Can a gazette notification get my name onto a land record?+
No. A gazette is a published notice about a person's name. It is not a title document, it creates no right in land, and it does not satisfy section 46 of the Chotanagpur Tenancy Act, 1908 or section 20 of the Santal Parganas Tenancy Act, 1949. If somebody is selling you a gazette file as a way of getting a name onto a holding, the answer is no and the money will be gone either way. A gazette matters here only where you are genuinely changing your own name and the land record is one of the records that follows afterwards.
The land is in my grandfather's name. Is that a name correction?+
No, and this is the commonest confusion on this page. Nothing on that record is wrong. The record correctly names your grandfather and the owner has changed since. That is a question of succession and mutation, before a different officer, and it turns on who the heirs are rather than on how a name is spelt. Applying to correct a record that is correct wastes months, and it can look to an officer like an attempt to put a name on land without showing how it came to you.
My surname is spelt Hembram on the record but Hembrom on my documents. Can you fix that?+
Yes, and this is exactly the job we take on. You are the person recorded, ownership is not in question, and only the spelling is wrong. Settle one spelling across all your papers first, then apply to have the record brought into line with them, attaching your own identity documents as the proof. The surname position is on our Hembrom or Hembram page, the Oraon forms on our Oraon, Uraon and Oram page, and the wider position on our tribal surname spelling correction page.
Can tribal land in Jharkhand be transferred if the paperwork is done properly?+
We are not going to give you a legal opinion about your land, and you should be careful of anybody in our trade who does. What we can tell you is what the section says. Section 46 provides that no transfer by a raiyat of his right in his holding, by mortgage or lease exceeding five years, or by sale, gift or any other contract or agreement, "shall be valid to any extent", and that an occupancy raiyat belonging to the Scheduled Tribes may transfer with the previous sanction of the Deputy Commissioner and to another member of the Scheduled Tribes. Whether your particular holding falls within any of that is a question for an advocate, on your papers.
Somebody has offered to get the name changed on my land for a fee. Should I?+
Ask them two questions. Which section allows it, and, on protected land, where is the previous sanction of the Deputy Commissioner. Not a promise that it is coming. The sanction itself. If the answer is that they know somebody at the office, you are being sold a paper a court can set aside, and you will be the one holding it years later when it matters. Nothing about this is worth the saving.
Which office do I apply to, and what is the form?+
The Anchal office holding the record for the land, and here we are going to be honest rather than helpful sounding. We do not print which officer decides it, which form it is made on, what it costs or how long it takes, because we could not verify any of that from a Government source, and land is not a subject to guess on. Other pages on this keyword do print all four. Ask the Anchal office in writing and let its answer be your list, and check anything you have read elsewhere against it.
Should I fix the land record first or my own documents first?+
Your own documents first. Land is the last record, not the first. A correction in a land record is proved by showing that the person recorded and the person in your papers are one person with one settled spelling. If your Aadhaar and your caste certificate disagree with each other, you have nothing to prove it against. Settle those, then go to the Anchal office.
I have rent receipts going back forty years. Is that enough?+
They are useful supporting papers and they are not the record of rights. A receipt proves that rent was paid. Families have relied on a thick bundle of receipts for decades and then discovered the record says something they did not expect. Get the current record and read it, whatever the receipts show, because the record is what an office and a court will look at.
My registered deed has my name. Why does the record still show the seller?+
Because a deed and a record entry are two different papers, and one does not automatically become the other. What follows from a deed is a separate step at the revenue side, and on protected land a deed still has to answer to the tenancy Acts. This is not a name correction question at all, and where the land is protected it is squarely a matter for an advocate. The deed side of a name question is on our name change in property documents page.
Does it matter that the land record carries a Hindi spelling of my name?+
It matters more here than almost anywhere else, because on land a name is how a right is traced through a family over generations. The usual problem is not that either spelling is wrong but that two proper spellings are both in use, one in Hindi on the older record and one in English everywhere else. Settle on one, and carry exactly that. Our Hindi to English name spelling difference page sets out how to choose, and for a Santali name written in Ol Chiki see our Ol Chiki transliteration page.
My father's name is wrong on the record but mine is right.+
Where ownership is not in question this is still a correction, but handle it carefully, because a parent's name on a land record is often how succession is traced. So the entry is doing two jobs, identifying you and linking you to the previous holder. Get the spelling of his name settled against whatever of his documents the family holds, and expect the office to look at it more closely than it would on a school certificate. Our father name spelling mismatch page covers the documents side.
How much of this can you actually do for me?+
We read the papers, tell you which of the three categories you are in, settle which spelling of your name should stand across everything, tell you which of your own documents to fix first, and draft a genuine spelling correction application. That is the whole of it, and it is a real job. What we will not do is draft a correction where there is no error, advise you on whether your land can be transferred, or dress a transfer up as a correction. We are a documentation consultancy and not advocates, not a revenue office and not a land consultancy. On this subject, more than any other, we would rather lose the work than take it.

Who wrote and checked this page

Written and maintained by the Jharkhandnamechange.com documentation desk, led by founder Vipin Chauhan, B.Tech LL.B, with 5+ years filing with the Department of Publication. The statutory positions on this page are taken from a study of the Jharkhand tenancy laws by C. Ashokvardhan, published by the Centre for Rural Studies at the Lal Bahadur Shastri National Academy of Administration, which quotes section 46 of the Chotanagpur Tenancy Act, 1908 to the effect that no transfer by a raiyat of his right in his holding or any portion thereof, by mortgage or lease for any period exceeding five years, or by sale, gift or any other contract or agreement, "shall be valid to any extent", and records that section 46 enables an occupancy raiyat belonging to the Scheduled Tribes to transfer his lands with the previous sanction of the Deputy Commissioner, to another member of the Scheduled Tribes; and which quotes section 20(1) of the Santal Parganas Tenancy Act, 1949 to the effect that no such transfer "shall be valid unless the right to transfer has been recorded in the record of rights". We present that as a study published by a Government training academy's research centre, which is where we read these provisions, and not as a certified copy of the Acts, and anybody relying on the sections for a real decision should read the Acts themselves or take an advocate's opinion. The Parimal Kumar Mahato v. State of Jharkhand position, that section 46 does not apply to transfers made before its introduction in 1947 and that a restoration application filed after forty five years was barred, is taken from a legal news service report of March 2026, and is described on the page as a report of a judgment rather than as a rule for any reader's case. We print no mutation procedure, no officer designation, no form number, no fee and no timeline for a Jharkhand land record anywhere on this page, because we could not verify any of them from a Government source, and the page says so in three separate places rather than filling the gap with an estimate. The description of the khatiyan, the jamabandi, Register-II and rent receipts, and the division of enquiries into three categories, is our own working practice from handling family files and is labelled as such where it appears. The gazette category positions and the printing charges shown are from the Department of Publication's own published guidelines for FY 2016 to 2017, with the guidelines' own caveat that they vary each financial year and from case to case. We are a documentation consultancy and not advocates, not a revenue or Anchal office, not the Department of Land Records and not a land or property consultancy, and this page tells the reader in several places to take an advocate where the matter is not a spelling. Who we are is on the about page.

A Land Record Name Correction in Eight Lines

The short version

  • A land record says who owns this, not who you are.
  • Three things are called a name correction and only one is one.
  • A wrong spelling on your own entry is a genuine correction.
  • Land in an ancestor's name is succession, not spelling.
  • Putting somebody else's land in your name is a transfer.
  • Section 46 says such a transfer is not valid to any extent.
  • A gazette notice never puts a name on a holding.
  • Beyond a spelling, you need an advocate and not us.

Send the record and we will tell you honestly whether there is anything to correct.

Often there is not, and the record is simply in an ancestor's name. That answer costs nothing, and it saves a family paying for an application that cannot be granted.
