Name Change in PMAY and Government Scheme Records in Jharkhand
Two things about this scheme reorder the whole question, and neither is obvious from the application form. First, the beneficiary is not a person. The official position is that "a beneficiary is defined as a family comprising of husband, wife and unmarried children". So the office is not checking one name. It is checking whether these people are one family, and whether that family is the listed one. Second, and this is the part almost nobody plans for, the operative name is usually the wife's. The scheme's own rule is that houses built with central assistance "should be in the name of the female head of the household or in the joint name of the male head of the household and his wife", with a male name allowed only where there is no adult female member. So in most Jharkhand households the name that has to be right, in three separate places, belongs to the woman of the house.
Stop thinking about your own name and start thinking about the household. Under the scheme's official position, "a beneficiary is defined as a family comprising of husband, wife and unmarried children", and that family "should not own a pucca house either in his or her name or in the name of any member of his or her family in any part of India to receive Central Assistance under the Mission". Read the second half of that again. The scheme searches for pucca houses in the name of any member of the family, which means a name spelt two ways across a family's papers can cause exactly the wrong result in either direction. Then there is the ownership rule, and it is the heart of this page. The official FAQ states that houses constructed, acquired or purchased with central assistance "should be in the name of the female head of the household or in the joint name of the male head of the household and his wife and only in cases when there is no adult female member in the family, the house can be in the name of male member of the household", and the mission describes this as a mandatory provision for the female head of the family to be owner or co-owner. So in most households the operative name is the wife's, and it has to agree in three places that were never designed to talk to each other: the scheme record, her Aadhaar, and the ownership document for the plot. And here is the honest part. We read the official FAQs for this scheme and they set out no procedure for correcting a beneficiary's name. So this page tells you what the rules actually say, where the mismatch will bite, and who to ask, rather than inventing a form number.
Why a PMAY Beneficiary Is a Family and Not an Individual
Every other record on this website belongs to a person. This one belongs to a household, and that single difference changes what a name mismatch actually does.
| What the scheme says | What it means when a name does not match |
|---|---|
| "A beneficiary is defined as a family comprising of husband, wife and unmarried children" | The office is establishing a household, not an identity. So the names have to hang together as a family, and a surname spelt one way for the husband and another for the wife is a question rather than a typing error |
| The 2.0 formulation states that a beneficiary family "will comprise of husband, wife, unmarried sons and/or unmarried daughters" | Unmarried sons and daughters are inside the unit. Which means a child's name on a school certificate, and the same child's name in the family record, are both part of the same picture |
| The family "should not own a pucca house either in his or her name or in the name of any member of his or her family in any part of India" | A search is being run against your family's names. That cuts both ways: an inconsistent spelling can hide a disqualifying house, and it can equally attach somebody else's property to you because a name matched |
| Aadhaar details are collected for family members | Which is what ties the household together in the records. So every member's Aadhaar should carry the form of the name the family actually uses, not four different forms |
| Why this makes a name question urgent rather than cosmetic | Because the assistance is granted to a family as a unit. An unexplained difference between the members is not tidied up later by an office. It is a reason to look harder at the file |
| Why it also makes it cheaper to fix | One decision about the family's surname, applied across everybody's papers, settles many records at once. Our one public notice for several certificates page explains how a whole family is handled together |
Why the Wife's Name Is Usually the Operative Name in a PMAY Record
This is the section to read even if you came here about your own spelling, because in most households it moves the whole job to somebody else's papers.
| What the official FAQ says | What follows from it |
|---|---|
| Houses constructed, acquired or purchased with central assistance "should be in the name of the female head of the household or in the joint name of the male head of the household and his wife" | So the name that has to be right is hers, either alone or alongside his. In a Jharkhand household where the wife's own papers were never updated after marriage, that is the whole file |
| "Only in cases when there is no adult female member in the family, the house can be in the name of male member of the household" | The male name is the exception, not the default. Worth knowing before somebody at a counter tells a family it does not matter whose name goes on |
| The mission describes this as a mandatory provision for the female head of the family to be the owner or co-owner of the house | Mandatory is the operative word. This is not a preference that can be waived for convenience, so a wife's name that will not match cannot simply be dropped from the file |
| The commonest Jharkhand situation this collides with | She was Sunita Kumari before marriage and is Sunita Verma now, or the reverse, and her Aadhaar, her bank account and the land paper each carry a different one of those. Our Kumari or Devi to the husband surname page deals with the choice itself |
| Where the plot is inherited or ancestral | The land record may carry a male ancestor's name while the house must be in hers. That is two different questions, and the land one is not a name correction at all. Our jamabandi and khatiyan page sets out why |
| Where the wife has died, or there is genuinely no adult female member | The FAQ contemplates the male name in that case. This needs the actual papers read rather than a template, and we would want to see them before saying anything |
The Three Places a PMAY Name Has to Agree
These three systems were built at different times by different departments and none of them updates the others. A name has to survive all three, and a family usually discovers the weak one late.
The scheme record itself
The application and the beneficiary entry, carrying the family and the name the house will be recorded in. Where you notice the problem, and usually not where you fix it.
Aadhaar, for every family member
Aadhaar details are collected for family members, so this is what ties the household together in the system. It is also the record with a fee per attempt and no refund, so decide the spelling before going.
The ownership document for the plot
The land paper, the deed, or the record of rights for the ground the house will stand on. Its name has to sit sensibly beside the scheme record, and it is governed by entirely different law.
And the bank account underneath all three
Assistance is credited to an account. An account in a fourth version of the name is where money quietly stops, exactly as on our bank records page.
The pucca house search runs across all of it
The family must not own a pucca house anywhere in India, in the name of any member. Inconsistent spellings make that search unreliable in both directions.
Nothing here forwards anything
Correcting Aadhaar does not correct the land record. Correcting the land record does not correct the scheme entry. Three requests, three offices, and you are the only one tracking all three.
The Rural Housing Side, and What We Could Not Verify
Most of Jharkhand is rural, so this is the side many readers will actually need, and it is the side where we are going to tell you less rather than more.
| The point | Our position |
|---|---|
| What we verified | The provisions quoted on this page come from the official urban mission FAQs: the definition of a beneficiary family, the bar on owning a pucca house anywhere in India, and the mandatory female ownership or co-ownership rule |
| What we did not verify | We were not able to reach an official source for the rural housing scheme's own name correction procedure. Every result we found on that question was a private website rather than a Government one, and we are not going to repeat a procedure we read on a page built to farm search traffic |
| So what we print for the rural side | No form number, no portal step, no office and no timeline. What carries across is the structure: the beneficiary is a household, the name has to agree across the identity record and the ownership paper, and the money lands in a bank account |
| Who to ask instead | Your Gram Panchayat and the block development office, which hold the local list and the applications, in writing. Their answer is worth more than anything we could reconstruct from a private site |
| Why we are being this careful here | Because a rural housing entitlement is worth a great deal to a family with little, and sending somebody to the wrong office with the wrong form costs them a day's wages as well as the trip |
| What is still worth doing today | The free part. Read every family member's Aadhaar against each other and against the land paper, and settle one form of the surname. That work is identical whichever scheme you are under |
How to Correct a Name in a PMAY or Scheme Record in Jharkhand
Lay out the whole household's papers
Every adult's Aadhaar, the children's certificates, the bank passbook and any land paper. This is a family record, so a single person's documents tell you nothing useful.
Settle one form of the family surname
Written down, letter by letter. Every later step assumes this decision has been made, and making it halfway through is what causes the second round of corrections.
Start with the wife's documents
Because the house must be in the name of the female head or jointly with her. In most households hers is the operative name and the thinnest paper trail.
Correct Aadhaar first, for everyone who needs it
It is the record the others are checked against. Aadhaar charges a fee per attempt with no refund and limits name updates, so go once, with the decision already made.
Then look at the ownership document
The land paper or deed for the plot. In Jharkhand this may be governed by tenancy law, so read our jamabandi and khatiyan page before assuming a name can simply be changed on it.
Bring the bank account into line
Because the assistance is credited to an account. A clean scheme record feeding an account in a different name just moves the failure to the last step.
Only now go to the scheme record
With papers that already agree. We print no correction form or portal step, because the official FAQs set out none, so ask the office handling your application what it needs.
Ask in writing, and name the household
Give the application or beneficiary number, the entry as it stands, the entry as it should read, and list the family members with the documents relied on for each.
For a rural application, ask the Panchayat and block office
They hold the local list and the applications. Their written answer is your list, and it beats anything on any website including this one.
Keep every acknowledgement
The received stamp on your own copy of every request, at every one of the three offices. Nobody is tracking this chain except you.
Check the children's records while you are at it
Unmarried sons and daughters are inside the beneficiary family, so their school records are part of the same picture and usually carry the same surname problem.
Read everything again when it comes back
Every corrected document, letter by letter, against the decision you wrote down in step 2. A correction that introduces a fresh spelling is common and easiest to catch immediately.
Where a tribal surname is spelt two ways across the family, see our tribal surname spelling correction page, and to decide whether your case is a correction or a genuine change of name, our correction against change of name page sets out the test.
Central Gazette Process for a Name From Jharkhand, and Where It Fits a Scheme Record
No district in Jharkhand has a gazette counter, so a genuine file goes from Ranchi, Jamshedpur, Dhanbad, Bokaro, Hazaribagh, Deoghar or anywhere else in the state to the Department of Publication, Civil Lines, Delhi 110054, and the notice publishes in Part IV of the Gazette of India. As reported in July 2025 the Finance Department stopped personal name change notifications from the Jharkhand Government Press with immediate effect, so there is no state alternative to fall back on.
The Eight Steps of a Name File Sent From Jharkhand
Settle the final name first
Letter by letter, with the spacing you want, and then use exactly that everywhere, Aadhaar included. A corrigendum after publication is a second fee and a second wait.
Pick the category, then its proforma
A genuine change of name is change of Name Adult or Major. A wrongly typed spelling is the public notice for a wrongly written name. Twelve categories exist and only one is yours.
Type the proforma in duplicate
Two originals with two witnesses giving signature, full name, address and mobile number on both copies. A change of name is signed in the old name; a public notice is signed in your own name.
Fill the employment field if it is a change of name
The adult proforma asks for the post of the applicant and the office or company name. A homemaker or a self employed applicant should still complete it rather than leaving it blank, because a blank field brings the file back.
Publish and keep the original paper
One of the daily local leading newspapers, carrying both names in full, the father or husband name and the residential address. The whole original paper goes in the file, not a cutting.
Pay only through BharatKosh
The Non Tax Receipt Portal and nowhere else since October 2018. Select the Department of Publication by name, read the amount the portal shows on the day, pay in your own name and print the e-receipt.
Check every date, then post it yourself
Nothing in the file older than one year. Personally or by post or courier only, never through an agent or advocate. Photocopy everything first, because nothing sent in comes back.
Read the notice, then update in the right order
Check every word the day it publishes, download the e-Gazette copy, and then work through Aadhaar first, the bank and the ownership paper next, and the scheme record last.
The Five Papers in the File, and What Is Checked in Each
| The paper | What is checked in it, clause by clause |
|---|---|
| 1. The proforma, in duplicate | That it is the right category format; the existing full name exactly as your documents carry it; the new full name exactly as settled; the father or husband name; the full address with pin code; the post and office or company name where it is a change of name; the signature in the right name for the category; two witnesses complete with signature, full name, address and mobile number |
| 2. The affidavit or undertaking | The same names and address as the proforma, word for word, with wording matching the category. On Rs 100 non-judicial stamp paper as our safe default |
| 3. The original newspaper | The original paper, not a cutting; the paper name and date of publication visible; both names carried; the father or husband name and residential address; dated within the last year |
| 4. Photographs, identity proof and any category paper | Two self attested passport photographs; self attested identity and address proof matching the proforma address; both witnesses proofs; and, in a public notice file, the attested photocopy of the connected document carrying the error |
| 5. The CD, its certificate and the BharatKosh receipt | MS Word, without the witness portion, with the name typed in place of the signature; the certificate that the hard copy and the soft copy are the same; the forwarding letter to the Controller of Publication with a telephone number and email; the e-receipt |
The posting detail is on the sending the file to Delhi page, the change of name wording on the proforma format page and the public notice wording on the public notice proforma page, the charge by category on the fee and undertaking page, the reasons files come back on the rejection reasons page, and the download on the download page.
What a PMAY and Scheme Record Name Correction Costs in Jharkhand
| Item | Cost | Time |
|---|---|---|
| Reading the whole household's papers together | Nothing, and on this page it is most of the work. Every adult's Aadhaar, the children's certificates, the bank passbook and the land paper, on one table, on one evening | One sitting |
| Correcting Aadhaar, usually the wife's first | Aadhaar charges a fee per attempt with no refund, and limits how often a name may be updated. This is the one charge on this table you can actually plan for, and going twice is the commonest waste | Set by the centre |
| Correcting the scheme record | We print no figure, because the official FAQs set out no correction procedure for us to price. Ask the office handling your application what, if anything, is payable | Set by the office. We print no timeline we have not verified |
| The rural housing side | We verified nothing here and print nothing. Ask your Gram Panchayat and block development office, in writing, and treat any figure from a private website with suspicion | Set by the local office |
| The ownership or land document | The revenue office's own charge, which we have not verified and do not print. Read our land page before assuming a name can be changed on a holding at all, because in Jharkhand that is often not a spelling question | Set by the office |
| Affidavit, where an office asks for one | Rs 100 non-judicial stamp paper and the notary charge. Two originals, because the office keeps one. Do not buy it before somebody asks | The same day |
| Government printing charge, only in a genuine change of a person's own name | The guidelines print Rs 1,100 for an adult change of name and Rs 1,400 for a public notice, for FY 2016 to 2017, each with the caveat that the charge varies each financial year and from case to case. What BharatKosh shows on the payment screen the day you pay is the figure that counts | Part IV publishes weekly, so allow several weeks from posting |
| Our charge | Quoted on your papers before you pay anything, and confirmed in writing. We print no service price on any page of this site | |
Myths About PMAY and Government Scheme Name Changes
| What people are told | What is actually so |
|---|---|
| Fix the applicant's name and the file will move | The beneficiary is not the applicant. "A beneficiary is defined as a family comprising of husband, wife and unmarried children", so the office is deciding whether these people are one household. Correcting one member and leaving the rest does not settle that |
| It does not matter whose name the house goes in | It does. The FAQ says the house "should be in the name of the female head of the household or in the joint name of the male head of the household and his wife", with a male name only where there is no adult female member. The mission calls the female ownership provision mandatory |
| A gazette notification will get the family on the list | It will not. A gazette is about a person's name. It does not add a household to a list, create an entitlement or correct a scheme record by itself. Nobody should be selling a housing applicant a Delhi gazette file for a spelling |
| Start at the scheme record, since that is where the error is | Backwards. Start at Aadhaar, which is what the household is tied together by and the hardest record to change twice, then the ownership paper, then the scheme entry. Families who start at the scheme record do the work twice |
| A spelling difference between husband and wife is harmless | Not on a record that must establish a family, and not when the scheme checks whether a pucca house is owned "in the name of any member" of that family anywhere in India. An inconsistent name makes that check unreliable in both directions |
| The land record can be put in her name like any other correction | Be careful. In Jharkhand putting a different name on a holding may not be a correction at all, and tenancy law restricts how a holding moves between people. Our jamabandi and khatiyan page sets out why, and when an advocate is needed |
| The official FAQs explain how to correct a name | They do not, and we checked. We read the official FAQs for this scheme and they set out no name correction procedure. So we print no form number and no portal step, and we tell you to ask the office handling your application instead |
| The websites explaining the rural list are official | Mostly they are not. On the rural housing name question, almost everything that ranks is a private site that looks official. A Government scheme page address ends in a Government domain. Check any step against your Gram Panchayat or block office |
| Once the scheme record is right, the money will come | Only if the bank account agrees too, because that is where assistance is credited. A clean scheme record feeding an account in a different name moves the failure to the last step |
| The children's papers do not matter | They do. Unmarried sons and daughters are inside the beneficiary family, so their school records are part of the same household picture and usually carry the same surname problem |
Key Terms in a PMAY and Scheme Record Name Correction
| Term | What it means in practice |
|---|---|
| Beneficiary family | The unit the scheme actually assists: husband, wife and unmarried children. Not an individual, which is what makes this page different from every other record page here |
| Female head of the household | The person the house is to be owned by, or co-owned with, under the mission's mandatory provision. Usually the operative name on the whole file |
| Joint name | The permitted alternative: the male head of the household and his wife together. Both names then have to be right, not one |
| Central assistance | The Government money the scheme provides. What the ownership rule attaches to, which is why the rule cannot simply be set aside at a counter |
| Pucca house | A permanent house. The family must not own one in the name of any member, anywhere in India, which is the check that runs across the household's names |
| Ownership document | The land paper, deed or record of rights for the plot the house will stand on. One of the three places the name has to agree, and the one governed by its own law |
| Beneficiary or application number | How the office finds your file. Quote it in the first line of any request, because a name alone is exactly what is in dispute |
| Gram Panchayat and block office | Where a rural housing application and the local list sit. The right place to ask, since we print no rural procedure |
| Direct credit | How assistance reaches a household, into a bank account. The reason the account name has to agree with everything else |
| Correction | Putting a record right against documents already held. What a scheme name question almost always is |
| Change of name | Taking a name no record carries. The narrower case, and the only one where a published notice route bears at all |
| Received stamp | The office acknowledgement on your own copy. On a chain running through three offices, this is the only proof anything was ever filed |
Scheme Record Name Correction Help Across Jharkhand
Most of this state is rural, so for many families the scheme office is the Gram Panchayat and the block, and the land paper is held at the Anchal. All of that is local. What is not local, and what we do, is reading the whole household's papers together, telling you which names disagree and which document should win, deciding whether the wife's name or the land record is the real obstacle, and drafting the requests. That is done on your scans over WhatsApp, for every district. Where the answer is that one Aadhaar correction settles the whole file, that is what our first reply will say.
District pages are linked from the services page.
Send the family's papers and we will read them together
Send the Aadhaar of every adult in the household, the children's school certificates, the first page of the bank passbook, and any land or ownership paper for the plot. Send the application or beneficiary number if you have it, and tell us whether the application is urban or rural and which block or municipal body it sits with. Our first reply tells you which names disagree, which form of the surname the family should settle on, whether the real obstacle is the wife's documents or the land record, what order to fix them in, and what to ask the office. In many of these files the whole job is one Aadhaar correction, and if that is the answer we will say so rather than opening a file. Details on the contact page.

A Scheme Record Name Correction in Eight Lines
The short version
- The beneficiary is a family, not a person.
- Husband, wife and unmarried children, as one household.
- The house must be in the wife's name or jointly with her.
- So in most homes her documents are the whole file.
- The name must agree in the scheme record, Aadhaar and the land paper.
- Start at Aadhaar and leave the scheme record for last.
- The FAQs set out no correction procedure, so ask the office.
- No gazette adds a household to a list.
Send the whole household's papers, not just the one name that looks wrong.
This record belongs to a family, and in most files the name that decides it is the wife's. Often the entire job is one Aadhaar correction, and we will tell you when it is.
